Facility Management

Facility Management is a field focused on the efficient and effective delivery of support services for buildings. It is an area that integrates people, places, processes and technology within the built environment, with the purpose of improving the operational management of the building, the quality of life for occupiers of the building, and contributing to the improvements of the building.

DH Building and Project Solutions offer the following Facility Management Services:

Cleaning. 

Ensuring the cleaning of common areas to building hygiene and sanitisation standards, on a scheduled basis.

Compliance Management.

Ensuring buildings comply with all legislation, standards, codes and warranties of equipment and suppliers.

Contractor Management.

Liaising with and reviewing contractor performance and adherence to contractual obligations and safety management. Reviewing and closing off work orders, and ensuring actions are completed in a timely and safe manner.

Energy Management.

Monitoring all electrical, heating and cooling costs through analysis assessments.  Identifying value engineering opportunities and educating building tenants on energy conservation behaviours.

Essential Service Management.

Reviewing all essential service contracts and ensuring maintenance is conducted to Australian Standards and warranties of suppliers and equipment. Including, but to limited to fire systems, access systems, some HVAC equipment, and essential utility supply.

General Services. 
Procurement of goods and services. Maintaining detailed records and document recording systems on behalf of the Strata Company.
Improvement Project Management. 
Project Management of capital expenditure projects / reserve fund projects.
Landscaping. 
Ensuring the landscaped amenity common areas are maintained to a safe and hygienic standard.
Pest Management. 
Monitoring the building for any signs of pest infiltration and reporting back if management is required for control. Ensuring all regular inspections and treatments are performed as required.
Proactive Asset Maintenance. 
HVAC, electrical, water / plumbing systems, safety systems, access systems, fire systems, emergency systems, general building structure, and common area amenities.
Reactive Asset Maintenance.
Coordination of emergency and repair works.
Security. 
Maintaining security technology and access systems to ensure the accessibility and safety of all building tenants.
Safety, Emergency & Risk Management. 
Monitor legislative compliance and identify opportunities for improvement and corrective actions requirements. Conduct safety inspections of the building.
Stakeholder Liaison. 
Monthly reporting to strata councils. Assisting Strata Managers in budget preparation and capital expenditure works. Working closely with stakeholders, and responding to queries.
Waste Management. 
Ensuring waste management systems in place are adequate and managed.

Project Management

Project Management is the practice of initiating, planning, executing, controlling and closing the work of a team to achieve specific goals and meet specific success criteria at the specified time.

DH Project Management is focused on the achievement of project goals within given constraints. This is detailed in project documentation created at the beginning of the development process and monitored through to the successful project conclusion.

The primary constraints which DH focus on for successful project management are scope, time, quality and budget.

DH will liaise with external consultants and contractors to ensure that project goals are achieved,  if not exceeded.
